How this estimator works

Every range in this estimator comes from the same 2026 price bands we publish in our house painting cost guide — built from real quotes in the Western Cape, specifically Paarl, Stellenbosch, Franschhoek, Wellington and Durbanville. Here's what happens behind the button:

  1. The job type sets the base band — a per-room labour rate for interiors, or a whole-house band for full repaints, exteriors and roofs.
  2. Wall condition positions you inside the band — preparation is the single biggest variable in painting. Clean walls sit in the lower part of the range; peeling or damp-marked walls sit in the upper part, because filling, sealing and damp treatment take real time.
  3. Paint quality adjusts the materials — a typical quote is roughly 60% labour and 40% materials, so moving from mid-range to premium paint shifts the total by about 10%.
  4. Access is added where it applies — double-storey exterior work carries a 15–25% premium, and scaffolding should always be a separate line on the quote.

If you only want to know how many litres to buy for a DIY job, use our paint quantity calculator instead — it does the m²-to-litres maths room by room.

What painting a room costs (2026)

Labour-only prices for walls and ceilings, two coats, standard PVA interior paint. Add R600–R1,500 per room for paint depending on the brand — the estimator does this automatically at the tier you choose:

RoomTypical sizeLabour cost (2 coats)
Single bedroom10–14 m²R1,200 – R2,000
Main bedroom14–20 m²R1,800 – R2,800
Living room20–30 m²R2,200 – R3,500
Open-plan living/dining30–50 m²R3,200 – R5,500
Kitchen10–18 m²R1,400 – R2,600
Bathroom4–8 m²R800 – R1,500
Passage / hallway6–12 m²R700 – R1,400
Garage (interior walls)30–50 m²R2,000 – R3,800

Per m², interior labour runs R35–R60If a contractor quotes per square metre instead of per room, that's the standard 2026 range for two coats. Below R22/m², ask what's been left out of the scope — it's usually the prep.

Exterior painting in the Western Cape — timing mattersPaint needs dry conditions and temperatures above 10°C to cure properly. In the Cape Winelands, exterior painting is best scheduled from September through May. Painting over damp winter walls — even if the surface looks dry — is one of the most common reasons exterior paint fails early.

Roof painting costs

Roof painting is its own category — it needs specialist waterproofing paints (Plascon Nuroof, Prominent Roof or equivalent), different application, and carries real height risk. Never accept standard wall paint on a roof. Totals below are for an average 3-bedroom home; the estimator scales them for your house size:

Roof typeLabour per m²Total, average 3-bed home

Example estimates

Two bedrooms, average walls, mid-range paint

A main bedroom plus a single bedroom: labour R3,000–R4,800 with a 15% prep allowance for filling and sealing, plus about 20 litres of mid-range paint. The estimator lands on roughly R5,000 – R7,500 — one to two days' work.

Full interior of a 3-bedroom house, average condition

The 3-bed interior band is R14,000–R26,000. Average wall condition positions you in the middle of that band: roughly R16,500 – R22,000 over 3–5 days. Freshly plastered new builds price near the bottom; 30-year-old homes with lots of filling price near the top.

Cement-tile roof on a 3-bedroom house, average condition

The tile-roof band is R12,000–R28,000 for a 3-bed home. Some flaking and moss puts you mid-band: roughly R15,000 – R23,000 with a waterproofing primer and UV-resistant top coat. Add R3,000–R8,000 if the fascias and gutters go with it.

Frequently asked questions

How much does it cost to paint a room in South Africa?
Labour for a single bedroom runs R1,200–R2,000 for two coats on walls and ceiling; a living room R2,200–R3,500; a bathroom R800–R1,500. Add R600–R1,500 per room for paint depending on the brand, so a typical bedroom lands around R2,000–R3,000 all-in.
How much does it cost to paint a 3-bedroom house inside?
A full interior repaint of a 3-bedroom South African house — all rooms, passages and ceilings, labour and materials — costs R14,000–R26,000 in 2026 and takes 3–5 days. A 4-bedroom house runs R20,000–R38,000. Where you land in the range depends mostly on surface condition and paint quality.
How much does exterior house painting cost?
Exterior painting labour runs R35–R48 per m² on walls in good condition, R48–R60 on average walls, and R60–R85+ where there is peeling or damp. A full exterior repaint of a 3-bedroom house costs R16,000–R30,000 including paint; double-storey homes add a 15–25% premium plus scaffolding hire.
How much does roof painting cost in South Africa?
For an average 3-bedroom home: R8,000–R18,000 for a flat concrete roof, R10,000–R22,000 for pitched IBR or corrugated iron, and R12,000–R28,000 for cement roof tiles. Fascias and gutters add R3,000–R8,000. Roofs need specialist waterproofing paint — never standard wall paint.
How is a painting quote split between labour and paint?
Roughly 60% labour and 40% materials on a typical job. Labour is where quotes vary most — an experienced painter who preps properly charges more, and the difference shows six months later when a cheap job starts lifting.
Why is the estimate a range and not a single figure?
Because surface condition drives painting prices. The same house can legitimately cost very different amounts depending on how much crack filling, sealing, damp treatment and sanding the walls need. Preparation is the single biggest variable on any painting job — that is why the estimator asks for wall condition.
What are the red flags on a cheap painting quote?
Interior labour below about R22 per m² usually means prep work has been left out of the scope. Other red flags: no paint brand named ("paint supplied" without a product line), preparation not itemised, and scaffolding hidden in the m² rate instead of listed separately on double-storey work. Our painting cost guide covers all of them.
Does this estimate include the paint?
Yes — every range in this estimator covers labour plus paint and materials, the way a complete professional quote is presented. You choose mid-range (Dulux, Prominent) or premium (Plascon, Dulux Weatherguard) paint and the estimate adjusts. If you only need the litres, use our paint quantity calculator instead.
