Maintaining a property in the Winelands isn't the same as maintaining a townhouse in the northern suburbs. Here's what the trades have to plan for.
A wine farm isn't a residential property with a vineyard, it's a working production facility. Press season, fermentation, barrel maturation and bottling all run on tight schedules with strict temperature, humidity and hygiene requirements. Cellar glycol cooling, cold rooms for must and finished wine, irrigation pumps, and commercial dishwashers in tasting rooms each have their own maintenance cycle, and downtime in harvest costs real money.
Many Winelands plots are 1 hectare or more, often with the main homestead set 100, 200, even 500 metres from the road. That means longer water and electrical runs, more gate motors, more paving and gravel-drive maintenance, and more surface area for gutters, roofs and exterior walls. A "small repaint" on a Winelands homestead is rarely small.
Estates like Val de Vie, Pearl Valley, Boschenmeer and De Zalze run on strict architectural guidelines and approved-contractor lists. Trades need public liability cover, COIDA documentation, trade certifications and a track record of working within the estate's rules. We provide all of that paperwork up front so estate management can pre-approve access for the booked job.
Winelands homes typically have CCTV, electric fencing, alarms, intercom panels, beams, biometric front gates and panic-button networks integrated into the broader estate or armed-response setup. When we add solar, replace a geyser, or trench for new drainage, we coordinate with the security installer so cabling, beams and fencing aren't disturbed without a plan.
Load shedding plus the distance from large substations means most established Winelands properties already have inverters, batteries or solar systems, often multiple generations of them, layered on each other. New installs need to integrate with what's already there: existing DBs, sub-DBs, essential-load wiring, and the inevitable "the inverter is in the wine cellar" surprise.
Municipal supply on a working farm or smallholding is the exception, not the rule. Most Winelands properties run on borehole supply, pressure tanks and booster pumps, often feeding both the homestead and irrigation. Failures aren't theoretical, they kill garden, vineyard and household supply in the same morning. We diagnose and repair borehole pumps, booster sets and pressure-tank systems as routine work.
Cape Dutch homesteads, listed village homes in Stellenbosch, Paarl and Franschhoek, thatched cottages, original yellowwood floors, lime-plastered walls, sash windows and pressed-steel ceilings, all need different materials and different methods. Modern acrylic paint on a lime-plastered wall traps damp; standard waterproofing on a thatched verandah looks wrong from the road. Our trades adjust.
A large share of Winelands work is on boutique guesthouses, self-catering villas, restaurants, hotels and short-term rentals. The standard isn't "fixed", it's "guest-ready by 14:00 check-in on Friday". We schedule around bookings, work in occupied rooms only with prior agreement, and prioritise turnaround-day snag lists during high season.
The Winelands packs wet winters, hot dry summers, sudden mountain storms and consistent valley wind into a small geography. Roofs take a beating, gutters silt up under oak canopies, pool water evaporates fast in summer, and exterior paint fails early on west-facing walls. Maintenance here is rhythmic: dry-season exterior work, wet-season interior work, and never the other way round.
