Maintaining a property in the Helderberg basin isn't the same as maintaining one inland. Here's what the trades have to plan for.
Anything within roughly a kilometre of the False Bay coast, Strand beachfront, Harbour Island, the Bikini Beach side, sits in salt-laden air year-round. Standard mild-steel fittings, untreated aluminium and budget paint fail noticeably faster here than inland. We default to coastal-rated finishes, marine primers, galvanised or stainless flashings, and corrosion-resistant DB and inverter enclosures on exposed installations.
The Cape Doctor punishes Helderberg roofs, gutters and exposed walls long before the winter rain arrives. Tiles lift, ridges loosen, gutters detach, and lateral wind-driven rain finds its way under flashings that work fine in vertical rainfall. Maintenance here has to be designed for sideways wind, not just water from above.
Helderberg Village, The Charles and several smaller retirement schemes have specific scope-of-work, scheduling and reporting expectations.
