How contractors are vetted

Commercial buyers screen on compliance before price. This is what is checked before a contractor is put in front of you.

πŸ“‹
Vetted before introduction
Trade registration, insurance cover and commercial references are checked before a contractor is put in front of a commercial client.
πŸ“
Measured, not estimated
Commercial painting is priced per square metre against a measured area, with preparation and the coating system stated on the quote.
πŸ“„
A quote a trustee meeting can approve
Documented scope, coating system, number of coats and guarantee term β€” in a form you can put next to a competing price.
🀝
The contractor carries the work
Your contract and your guarantee are with the contractor doing the work. Fonster makes the introduction and stays involved to sign-off.

Commercial Painting Contractors Cape Town

A complex repaint is a capital project, not a decorating job. It is measured, specified and phased around residents or trading hours, and the quotation a trustee meeting approves has to be comparable line for line against a competing one. The failures we get called to are almost always preparation failures β€” coating applied over chalking or unwashed substrate, or the wrong system chosen for a north-facing parapet β€” so the specification matters more than the brand on the tin.

Body corporate and complex repaints

The largest commercial painting spend most properties ever approve, and the one most often decided on price alone. A complex repaint has to account for substrate condition building by building, crack repair and sealing before any coating, and a phasing plan that keeps access, parking and residents workable for the duration. Contractors quote against a measured schedule so trustees can compare like with like, and state the preparation separately β€” because that is exactly where a cheaper quote is usually cheaper.

Office parks and interior repaints

Interior commercial painting is a scheduling problem as much as a painting one. Work runs after hours or in phases so tenants keep trading, low-odour systems are used where staff remain in the building, and furniture protection and making-good are part of the scope rather than an afterthought. Common areas, stairwells and parking basements are usually where wear actually shows first.

Industrial and factory coatings

Warehouses and factories need coatings chosen for the exposure rather than the appearance β€” steel needing corrosion protection, floors needing an epoxy or a line-marked traffic system, and cladding that has chalked back over years of UV. Access equipment and safety compliance for high-level work are planned before the job starts, not priced as a surprise.

Roof painting and exterior protection

Roof coating on commercial buildings is protective work, not cosmetic: it deals with corrosion on sheeting and tile porosity, and it fails early when applied over an unwashed or rusted surface. It also overlaps with waterproofing at the flashings and valleys, so where both are needed it is worth quoting them together rather than having one contractor coat over another one’s problem.

Common questions

How is a complex repaint quoted?

Per measured square metre against a schedule of the buildings and elevations involved, with preparation, crack repair and sealing priced separately from the coating. That separation is the point β€” it is what lets trustees see why one quote is cheaper than another.

How long does a body corporate repaint take?

It depends on the number of units, the elevations and the weather window. The contractor gives a phased programme with the quotation so trustees can see how access and parking are affected week by week, rather than a single end date.

Can painting happen while offices stay open?

Yes. Interior commercial work is normally phased or done after hours, with low-odour systems where staff remain in the building. Say so at assessment stage and it is priced in rather than appearing later as a variation.

What guarantee comes with commercial painting?

The term depends on the coating system and the substrate, and it is stated on the quotation before you accept. The guarantee is issued by the contractor who does the work.

Who is responsible for the work β€” Fonster or the contractor?

The contractor. Fonster introduces you to a vetted contractor and stays involved through the job, but your contract, your guarantee and the professional responsibility for the work sit with the contractor.

Do you handle roof painting as well?

Yes, and where a roof needs both coating and waterproofing it is worth quoting them together β€” coating over a failing waterproofing detail buys very little time.

Is there a minimum job size?

There is no fixed minimum, but commercial painting is priced per measured area, so small touch-up work is usually better handled as a maintenance call. Tell us the approximate area and we will point you the right way.

Which areas do you cover?

Cape Town’s northern suburbs, the False Bay coast and the Cape Winelands β€” including Bellville, Durbanville, Stellenbosch, Paarl, Kuils River, Somerset West, Goodwood, Panorama and surrounds.
