Before You Appoint Anyone
Commercial buyers screen on compliance before price. This is what is checked before a contractor is put in front of you.
Commercial waterproofing is not a bigger version of a domestic roof repair. Substrates, traffic loads, drainage design and warranty terms all differ, and a specification that is wrong for the deck will fail inside a season regardless of how well it is applied. Fonster introduces commercial property owners and managing agents to waterproofing contractors who work to a written specification, price against a scope you can compare, and stand behind the guarantee.
The majority of commercial waterproofing failures we are called to are flat or low-pitch roofs where the original system has reached end of life, ponding has developed at the outlets, or a previous repair was lapped incorrectly at the upstands. A commercial specification has to start with the substrate and the fall, not the product β we have seen membrane laid over a deck that never drained, which fails again in one wet season. Contractors quote on a stripped-and-prepared basis where the deck requires it, and state the membrane system, the number of layers and the guarantee term on the quotation.
Parking decks over occupied space are the highest-consequence waterproofing on most commercial properties: a failure shows up as water in a tenanted unit below, and the remedial cost is rarely just the membrane. Trafficked areas need a system rated for vehicle loading and UV exposure, with movement joints detailed properly and a wearing course that survives turning tyres. This is specification-led work and it is quoted per square metre against a measured area, not estimated from a photograph.
Below-ground water ingress in Cape Town is often seasonal and pressure-driven, which makes diagnosis the important part β negative-side treatment of a problem that is actually a failed drainage line buys a few months at best. Contractors assess whether the correct answer is tanking, injection, external drainage remediation or a combination, and say so in writing before any product is priced.
Warehouses and factories bring their own failure modes: corroded sheeting at the fixings, failed sealant at ridge and valley laps, undersized or blocked box gutters that back up over the flashing in heavy rain. Work at this scale has to be planned around your operation β roof access, safety compliance and the sequencing needed so production is not standing still while the roof is open.

FAQ
Yes. For commercial work the contractor prices against a measured scope and states the system, preparation and guarantee term in writing. If you have your own specification or a consultantβs document, contractors will price against that instead.
Guarantee terms depend on the system specified and the substrate it is installed on β a torch-on roof system and a trafficked deck coating do not carry the same term. The guarantee is issued by the contractor who does the work and the term is stated on the quotation before you accept, so you are never guessing.
The contractor. Fonster introduces you to a vetted contractor and stays involved through the job, but your contract, your guarantee and the professional responsibility for the installation sit with the contractor carrying out the work.
There is no fixed minimum, but commercial waterproofing is normally specified and priced per measured area, so very small patch repairs are usually better handled as a maintenance call. Tell us the approximate area and we will point you the right way.
Yes, and for retail centres and occupied offices it usually should be. After-hours and weekend work is arranged at quotation stage so the cost is in the price rather than appearing later as a variation.
Insurance cover is one of the things we check before a contractor is introduced for commercial work. Cover levels differ by contractor, so ask for the certificate with the quotation if your managing agent requires a specific limit.
For an active leak we aim to get a contractor to site within a few working days, weather permitting. Waterproofing assessment in heavy rain is sometimes worth waiting out β seeing where water actually tracks is more useful than guessing at a dry roof.
