Flat roofs, torch-on and liquid membrane systems

The majority of commercial waterproofing failures we are called to are flat or low-pitch roofs where the original system has reached end of life, ponding has developed at the outlets, or a previous repair was lapped incorrectly at the upstands. A commercial specification has to start with the substrate and the fall, not the product β€” we have seen membrane laid over a deck that never drained, which fails again in one wet season. Contractors quote on a stripped-and-prepared basis where the deck requires it, and state the membrane system, the number of layers and the guarantee term on the quotation.

Parking decks and trafficked surfaces

Parking decks over occupied space are the highest-consequence waterproofing on most commercial properties: a failure shows up as water in a tenanted unit below, and the remedial cost is rarely just the membrane. Common questions

Do you work to a specification or a bill of quantities?

Yes. For commercial work the contractor prices against a measured scope and states the system, preparation and guarantee term in writing. If you have your own specification or a consultant’s document, contractors will price against that instead.

What guarantee comes with commercial waterproofing?

Guarantee terms depend on the system specified and the substrate it is installed on β€” a torch-on roof system and a trafficked deck coating do not carry the same term. The guarantee is issued by the contractor who does the work and the term is stated on the quotation before you accept, so you are never guessing.

Who is responsible for the work β€” Fonster or the contractor?

The contractor. Fonster introduces you to a vetted contractor and stays involved through the job, but your contract, your guarantee and the professional responsibility for the installation sit with the contractor carrying out the work.

Is there a minimum job size for commercial waterproofing?

There is no fixed minimum, but commercial waterproofing is normally specified and priced per measured area, so very small patch repairs are usually better handled as a maintenance call. Tell us the approximate area and we will point you the right way.

Can work be done outside trading hours?

Yes, and for retail centres and occupied offices it usually should be. After-hours and weekend work is arranged at quotation stage so the cost is in the price rather than appearing later as a variation.

Do contractors carry public liability insurance?

Insurance cover is one of the things we check before a contractor is introduced for commercial work. Cover levels differ by contractor, so ask for the certificate with the quotation if your managing agent requires a specific limit.

How quickly can someone assess the problem?

For an active leak we aim to get a contractor to site within a few working days, weather permitting. Waterproofing assessment in heavy rain is sometimes worth waiting out β€” seeing where water actually tracks is more useful than guessing at a dry roof.
