How Water Penetrates Through Tiles
Our Gordon's Bay tiling team of waterproofing experts have years of experience fixing water penetration through tiles and grout. Tiles themselves are waterproof, but water penetrates through porous grout between tiles, cracked grout lines allowing direct water access, failed or missing silicone seals at junctions, gaps where tiles meet walls or fixtures, movement joints that have opened up, or tiles that have cracked allowing water through. The waterproofing membrane beneath tiles should be your last line of defense, but when grout fails and there is no proper waterproofing, water goes straight through to cause damage. This is particularly problematic in wet areas like showers, around baths, behind basins, and on balconies.
Signs Water is Coming Through Tiles
You notice damp patches on walls behind tiled areas that worsen after water use, paint bubbling or peeling on the other side of tiled walls, white salt deposits (efflorescence) appearing on tiles or grout, musty mould smell in adjoining rooms, tiles loosening as water dissolves adhesive, floor tiles feeling spongy or moving underfoot, or in severe cases, water actively dripping from grout lines. These signs indicate water is penetrating the tile surface and getting into wall cavities or floor structures where it causes hidden damage that becomes expensive to repair.
Our Water Penetration Repair Solutions
We assess which tiles and areas are affected using moisture testing, remove damaged tiles to expose substrate and evaluate damage, check if waterproofing membrane exists and is intact, repair or install proper waterproofing where failed or missing, replace damaged substrate and treat any mould, reinstall tiles with proper adhesive and spacing, apply quality waterproof grout with proper technique, seal all junctions, corners, and penetrations correctly, and apply penetrating sealers where appropriate for additional protection. For minor cases where waterproofing is intact, we may simply regrout and reseal. For major failures, complete retiling with proper waterproofing is the only lasting solution.
Maintenance to Prevent Water Penetration
Keep tiles waterproof by resealing silicone joints annually as they degrade, regrouting cracked grout promptly before water penetrates, using bathroom ventilation to reduce moisture and condensation, wiping down wet surfaces after use to minimize standing water, avoiding harsh acidic cleaners that damage grout, and checking behind tiles for damage if you notice dampness. Prevention costs far less than repair. We also recommend applying grout sealers in wet areas every 2-3 years to reduce water absorption through grout, though this is not a substitute for proper waterproofing beneath tiles.
