Why Floor Tiles Lift and Debond
Floor tiles lift due to inadequate surface preparation before installation, wrong adhesive used for tile type or location, insufficient adhesive coverage leaving voids beneath tiles, substrate movement from structural settlement or expansion, moisture beneath tiles causing adhesive failure, underfloor heating expanding tiles beyond their joints, tiles installed over incorrect substrate materials, or simply poor workmanship during original installation. Tiles need solid continuous adhesive contact with a stable prepared substrate to remain bonded. When installation shortcuts are taken, tiles eventually lift creating trip hazards and progressive failure as more tiles debond.
The Progression of Tile Lifting
Tile lifting typically starts with one or two tiles developing a hollow sound when walked on. This indicates adhesive has failed beneath. Over time, more tiles lift as movement transfers stress to adjacent tiles. Eventually tiles crack from walking on them while loose, sharp edges become trip hazards, and lifted tiles can shatter suddenly when weight is applied. Water gets beneath lifted tiles causing further adhesive failure and mould growth. The problem spreads progressively - it never improves on its own and requires proper repair before the entire floor fails.

Our Gordon's Bay tiling team experts tap test the entire floor to identify all affected tiles, not just obvious ones, remove lifted and hollow-sounding tiles carefully to preserve them if possible, scrape away all old adhesive from tiles and floor substrate, repair and level the substrate properly addressing any underlying issues, check for moisture problems and resolve before proceeding, apply appropriate adhesive with correct trowel technique for full coverage, reinstall tiles with proper spacing and alignment, allow proper curing time before grouting, grout with appropriate materials, and seal if required. If original tiles cannot be salvaged, we match replacements as closely as possible. Most tile lifting repairs take 2-3 days including curing time.

Prevent tiles lifting by ensuring proper installation initially with qualified tilers, using flexible adhesives in areas with movement or vibration, maintaining expansion joints and not grouting over them, addressing any substrate problems like moisture or movement before tiling, avoiding point loads and impact on tiles, and having repairs done properly rather than temporary fixes.
