Roof coatings are the first line of defence against the Western Cape climate — intense summer UV, salt-laden air, and driving winter rain. Over 5 to 8 years that coating breaks down: colour fades and chalks, the surface becomes porous and starts absorbing water, and on metal roofs the protective layer fails and rust takes hold. Once water is getting through faded paint into the substrate, the problem stops being cosmetic and starts shortening the life of the roof itself. Repainting at the right time is far cheaper than replacing rusted sheets or cracked tiles later.
What Roof Painting Actually Involves
A proper roof paint job is mostly preparation, not paint. Our Panorama painting team high-pressure clean the entire roof to strip dirt, moss, lichen and loose old coating, then treat and prime any rust on metal roofs and seal porous or flaking areas. We repair cracked ridges, re-seal flashings, and replace broken tiles or sheets where needed before any colour goes on. Only then do we apply a specialist roof primer followed by two finish coats of UV-stable roof coating. Skipping the cleaning and rust treatment is why cheap roof jobs peel within a year — the new coat is only ever as good as what is underneath it.
Tiled, IBR, Corrugated and Chromadek
Different roofs need different systems. Concrete and clay tiles need a breathable membrane coating that locks in loose surface and resists algae. IBR, corrugated iron and Chromadek metal roofs need rust conversion, a galvanised-iron primer, and a flexible top coat that moves with the metal as it expands and contracts in the heat. Using the wrong product — ordinary wall paint on a roof, for example — guarantees early failure.
